Donald Trump's iconic buildings have come to Pune and Mumbai. Ranjita Ganesan lists what's on offer

Donald Trump seems to be acting on his own advice: "You have to think anyway. So why not think big?" So after a plan to launch a 64-storey tower in Mumbai ground to a halt, the reality TV star and business magnate's real estate firm bounced back with a new partnership to construct a 77-storey building in the city.

The Trump Organisation struck a fresh deal to build its tower in The Park in Worli, a mixed-use project by the Lodha Developers. The over 800-ft tall Trump building will comprise two to three units on each floor with a mix of 3 BHKs and 4 BHKs. The prices indicated range from Rs 8 crore to upwards of Rs 10 crore. According to Lodha, the tower with its gleaming golden edifice will be "an icon in the Mumbai skyline."

Besides the ritzy architecture that the American brand is known for, the interiors are expected to be sumptuous too. The promises include German Poggenpohl kitchens, five-fixture master bathrooms, indoor Jacuzzi tubs, built-in TVs and a 7-level security setup. Further, residents of the building will get views of either the Arabian Sea or a seven-acre private park to be created by Lodha.

What is also on sale is an "experience of owning a Trump-branded property and living a Trump lifestyle." The 67-year-old businessman, often seen firing aspiring apprentices on TV, leads an extravagant existence. Some of his companies may have had brushes with bankruptcy in the past but it has not stopped him from buying a gold-plated jet or allegedly spending $1 million on research for a possible bid at the US presidency. Trump's persona adds to the style quotient, says Mudasir Zaidi, national director (residential agency), Knight Frank India. "The name itself and the character it brings will make it one of the landmark buildings. People will want to be associated with the brand."

The Mumbai building will not be Trump's first in the country though. The two Trump towers in Pune, being constructed in partnership with Panchshil Realty, were the maiden launch in India. Of the project's 43 apartments, 17 have been sold. While most of the US-based brand's developments are tall enough to "redefine the skyline," the Pune towers will each be just 22-storeys high. Located in upmarket Kalyani Nagar close to the airport, all residences will have five bedrooms, a home-theatre room and a 360-degree view of the cityscape with the nearby Aga Khan Palace and the Jogger's Park. They also boast access to a large art gallery, a library, yoga rooms and a spa. The buildings are expected to be completed by 2015.

The flats are exclusive because they are of the same size and attract the same profile of buyers, says Sagar Chordia, director of Panchshil Realty. Each is 6,100 sq. ft. in size and costs Rs 17 crore. Buyers include people from Mumbai, who seek second homes in Pune as prices in Maximum City escalate. Some of the interest is also from NRIs.

The decor is contemporary and comes in two alternatives - 'nature,' which is mostly in light marble or 'classic,' which is dominated by darker hues. Trump is said to have strict guidelines about the construction materials used and is consulted in those decisions. While a designer is yet to be announced for the Mumbai venture, the interiors of common areas in the Pune buildings were by Italian interior designer Matteo Nunziati. The exterior is more like an NY building but the interiors have touches that will suit Indian taste, says Chordia.
