With the major real estate developers like DLF, Omaxe Limited scouting for land in and around Mullanpur, it's the property dealers who are helping the bigwig in consolidating their land bank position in these areas.
Property dealers say that they are purchasing the lands according to demand of company, and once the deals is finalised the officials from the company visit the villages for registration of land.
The large purchase of land being done through local property dealers could be judged from the fact that till a couple of years ago there used to be only two to three property dealers in the village but now the number has swelled to around 20 .But out of these 20 property dealers, only two to three are local people, while the rest are from outside.
More property dealers are coming from outside as they not only profit from transactions done with big real estate companies but also from farmers as well.
Ajay (name changed), a local property dealer, said, "We are encouraging farmers who have sold their land in this part to purchase land in other parts of state according to availability."

At present, a farmer in Mullanpur is able to sell off his one acre of land anywhere between Rs 60 lakh to Rs 1 crore and above, depending on the area.
Ajay says with farmers having more disposable money, we help them purchase land in other villages where the land cost is Rs 18-20 lakh per acre. This help them to have some land holding and also not to fritter away the money.
