Developers of premium housing projects are wooing prospective buyers with lifestyle amenities such as specially designed houses and personal waterfalls.
In its recently launched Kumar Couture project in the Worli area here, property developer Kumar Urban Development came out with houses, priced between Rs 14 crore and Rs 16 crore.
The developer says these houses have special features such as earth energy advantage, sun path application (movement of natural sunlight and breeze) and “character-building” amenities such as gardens, yoga auditoriums and gymnasiums.
These flats are inclined in such a way that no two flats look into each other, as the degree of windows change. The glass panels ensure even if a new building comes up, the view of the houses from outside remains blocked. The flats were designed to provide privacy to buyers and yet, give them a complete view of the outside environment, said Kruti Jain, director, Kuma Urban Development
“Over the years, we have been studying buying patterns carefully. It is engineering done differently to meet mindsets and aspirations of customers. We are designing homes according to personal tastes, not according to pockets,” Jain said.
S Raheja Realty, another Mumbai-based developer, has come out with a project in Lonavala, near Pune, where each villa has a 30-ft waterfall along its façade, cascading into a private swimming pool.
“The villas are designed keeping the smallest details in mind. Some of its key features are these ensure complete privacy, cross-ventilation, private pools, terraces, different levels, courtyards, etc,” the company said in a note. The villas are priced at Rs 3-4 crore.
The Park, a recently launched project of the Lodha Group, claimed to have “a seven-acre world-class park set atop a 70-ft ‘hill’ in Worli”.
