Commercial activities in lieu of land: UP

To incentivise farmers over land acquisition in Noida, Greater Noida and Yamuna Expressway Authority, the Uttar Pradesh government has allowed the farmers to run commercial activities on plots given in lieu of the acquired land.

The idea is to enable farmers to generate self-employment on these plots to supplement their income after the acquisition.

The state has amended building laws for the three development authorities keeping in mind the high demand for realty and scarcity of available land. Their building laws have now been made uniform and procedures simplified.

Besides, the government wants to promote the concept of ‘green building’ in Noida, Greater Noida and Yamuna Expressway Authority regions to cut on energy, water and other consumables.

According to the state industrial development department, the new policy had been framed primarily due to short supply and high prices of land, to promote greater utilisation of available land bank and encouraging construction of multi-storied buildings in the region.

The new policy is aimed at giving impetus to industrial, housing and commercial activities in areas falling under the jurisdiction of the three authorities.

To economise on available land bank, the Floor Area Ratio (FAR) of industrial, commercial and institutional buildings has been increased to promote rational utilisation of plots.
