According to Ram T Chandnani, deputy managing director, CB Richard Ellis South Asia, companies are finding it hard to locate ready space to occupy in north Bangalore. Due to this, all transaction there are either built-to-suit or pre-construction leases which take 16-18 months to occupy. |

CB Richard Ellis in its study, says rentals in Bangalore's suburban and parts of peripheral areas (Sarjapur Ring Road and North Bangalore) have witnessed healthy increases from the last quarter whereas in Whitefield and Electronic City they have remained stable for this quarter (Q2). |

Capital values have seen a marginal increase across all micromarkets. Overall, Bangalore has continued to be an attractive market for established players as well as for new entrants. |

Some prominent transactions in north Bangalore are Cognizant pre-leasing three lakh sft (in the first phase with commitment to lease an additional 3 lakh in the second phase), Cerner committing to lease 2.6 lakh sft and Colt leasing 40,000 sft. |

In the south, the Electronic City and Hosur Road area is seeing existing occupiers expanding their foot prints and marginal leasing activity. However, quite a few buildings remain uncommitted in this micro-location. A new supply of approximately 1.2 lakh sft has come into the market in the first six months of the year. |

Some of the major transactions in Electronic City have been HP leasing 1.90 lakh sft and Siemens leasing 1.50 sft. |

Other parts of south Bangalore have also witnessed a fair level of commitments. Some prominent deals are EMC2 leasing 80,000 sft, On Mobile leasing 77,000 sft, Accenture leasing 40,000 sft, Pinderset leasing 40,000 sft and Caritor leasing 80,000 sft. |
