With the 200-feet New Ring Road being developed by the Ahmedabad Urban Development Authority (AUDA), the area adjoining the Thaltej-Shailaj Road, which connects the Sharkhej-Gandhinagar Highway to the New Ring Road, is attracting a lot of real estate developers.
 
The cost of land in the area is around Rs 3000 per square yard, but 40 per cent of the land has to be given by the developers to AUDA for roads, parks, water tanks and other civic amenities. This is inflating the actual cost of land to around Rs 5000 per square yard.
 
Most builders have been eyeing this stretch of land for setting up low-rise buildings after the January 26, 2001 earthquake. With the New Ring Road being developed by AUDA, the area has come into the limelight, feel builders and developers.
 
More than 50 real estate builders and developers are working in the area for the past two years and expect to complete their projects by next year. Bungalows in the area cost between Rs 25 lakh to Rs 50 lakh.
 
"We have completed more than 50 per cent of our bookings and expect to complete the bookings by the end of the project," stated the developer of Soham Row Houses. Soham Associates is providing row houses with a built up area of 125 square feet for Rs 7 lakh.
 
Most of the builders in the area have tied up with public and private banks and financial institutions to provide lucrative housing loans. With every new day, a new developer is starting construction in the area, stated the builder of Purushotom Bungalows, which provides three to four bed room bungalows.
 
The real estate developers in the area are waiting for AUDA to develop the roads, schools, shopping malls, and other civic amenities for the residents of the area, stated a builder.
 
With the city-side of the Gandhinagar-Sarkhej Highway getting congested and polluted, people are now preferring to shift to the other side of the highway, stated the developer of Smarudhi Bungalows. The cost of Smarudhi Bungalows ranges from Rs 25 lakh to Rs 35 lakh, with built up areas around 190 to 225 square yards.
