Bavdhan is one of Pune’s last remaining outposts of its erstwhile natural beauty as it is bookended by mountains on its south, east and west sides, and has Pashan Lake towards its northern side. This micro market, which has grown gradually on the back of proper development planning, also enjoys strategic juxtaposition with NDA Road as well as the well-developed suburbs of Aundh and Kothrud. Bavdhan was included in the Pune Municipal Corporation over a decade ago before which its claim to real estate fame included a couple of old bungalow societies.
In previous years, Bavdhan’s image was primarily that of a second home destination. The micro market previously suffered from water supply shortages which were finally resolved by a new water tank at Chandni Chowk. Today, it is seeing several regular residential projects development, which is happening in a planned manner. This factor, as well as its bracing natural beauty, have turned it into a very desirable residential destination for Puneri home seekers. It is still relatively untouched by traffic and construction over-runs which are an accepted fact of life in other parts of Pune.
The residential real estate has been active over the last two years with some prominent developers launching projects. As per ANAROCK data, as many as 5,150 new units have been launched in Bavdhan from January 2016 till date. Interestingly, the mid segment (Rs 4-8 million) comprised maximum launches with at 58 per cent of new units, followed by the luxury segment (Rs 8 million-15 million) with 25 per cent launches, and the affordable segment (below Rs 4 million) with just 16 per cent new supply.
Some of the prominent developers who have launched projects during this period include Paranjape Schemes (with their immensely popular senior living project Forest Trails), K Raheja Corp, Abhinav Group, Rohan Builders, Trinity Landmarks, and the Saarthi Group.
Bavdhan is easily accessible from Pune as well as Mumbai. Paud Road is a short drive to Bavdhan from Nal Stop and University Circle. Even more importantly, it is close to Hinjewadi IT Park via the highway - this makes it very attractive for IT professionals employed there. Bavdhan also has a well-developed social infrastructure including various educational institutions - Pune University, Bavdhan Primary English Medium School, Periwinkle English Medium School and Vasantdada Patil Institute of Technology are all close at hand, which is a blessing for families.
Bavdhan has witnessed considerably accelerated growth over the past six-seven years, aided by a widened 100-feet road and Aditya Shagun Mall. Lower housing prices have ensured consistent demand for this location. The average prices here currently hover between Rs 5,100-6,800 a square foot.
