However, villagers who have given their land for the airport will get only 22.5 per cent of the developed land area, but those farmers in the areas nearby the airport can commercially develop up to 60 per cent, a Cidco official told PTI here today.
The move is aimed at encouraging land owners to participate in infra development in and around the airport in Navi Mumbai, near the metropolis.
This is excluding the Rs 10000 crore airport project spanning 1,250 acres out of which 671 hectares were private land owned by 1,200 villagers in 10 villages.
The agency has prepared a 60:40 development plan wherein the villagers would have to surrender 40 per cent of the land and the Cidco can use the remaining land for commercial development. Of the 40 per cent surrendered land, Cidco will use 25 per cent for creating infrastructure.
As a compensation, these villagers have been offered 22.5 per cent of the developed land, including 15.75 per cent of buildable plots, and 6.75 per cent development amenities.
"It was noticed that all land owners would not be able to use the entire permissible FSI (2) mainly due to height restrictions. So, we have given them option of commercially selling TDRs. Cidco will not receive anything from such transactions," an Cidco official said.
