Freehold rights to 'chulah tax' payers in 5 Delhi villages

The government has approved granting of freehold rights to the 'chulah tax' payers in five villages of Delhi.
The villages including Nangli Razpur, Todapur, Dasghara, Jhilmil Tahirpur and Arakpur Bagh Mochi have been granted freehold rights, according to a senior Urban Development Ministry official.
Nearly 5,000 families are residing in these villages. They were paying chulah tax since pre-independence days.
There are three categories specified for the purpose.
For original chulah tax payers and their descendants and purchasers from the chulah tax payers and their descendants - the rates of Rs 575 per sq mt as decided for unauthorised colonies in the year 2008 should be updated with prescribed interest rate of Delhi Development Authority (DDA) upto November 30, 2014.
For the original allottees or purchasers from original allottees occupying land more than permitted limit, the calculation will be based on the rate of Rs 3500 per sq mt.

For Valmiki category or their descendants, the rates will be same as the original chulah players.
As regards the encroachers on the government land in these villages, the matter will be decided separately, the official said.
DDA has been directed to regularise all three categories of the existing occupation and also to ensure proper identification of the villagers for granting the freehold ownership rights.
