Govt receives 56 suggestions from public on proposed Model Tenancy Law

The government has received 56 suggestions from people till date on the proposed 'Model Tenancy Law', the Union Housing and Urban Affairs Ministry said on Tuesday.

According to the ministry, suggestions include amount for the security deposit, specified notice period for vacating premise, special provisions for senior citizens and NRI landowners, among others.

In a statement, the government said as per the census 2011, about 1.1 crore houses are lying vacant in the urban areas across the country.

Final draft of Model Tenancy Act, with the approval of Union Cabinet, will be circulated to states soon, it said.

"States will be pursued to legislate new tenancy law or amend the existing ones to align with the provisions of the Model Act as has been agreed to by them under an MoU signed from PMAY-U," it stated.

Earlier this month, the Centre proposed a "Model Tenancy Law" under which the landowners will have to notice in writing three months before revising rent, a move aimed at regulating renting of premises in the country.

The proposed law also advocates appointing a district collector as rent authority and heavy penalty on tenants for overstaying.

According to it, tenants overstaying will have to pay double the rent for two times and four times thereafter.
