Haryana government has notified a policy regarding grant of license for group housing colonies in high density zones earmarked in development plans.
Stating this here today, a spokesman of the Town and Country Planning department said high density means residential zone earmarked in development plan wherein density of population is 1,000 persons per hectare (PPH) or more.
It is clarified that the policy of December 19, 2006, in so far as it relates to reservation of 20 per cent of the sector area for group housing colony in a particular sector, shall not be applicable to High Density Zones earmarked in the respective Development Plan as Group Housing Colonies are to be set up in this entire zone, he said.
A variation of plus five per cent and minus five per cent in the prescribed population density shall be considered and twenty per cent of area of the applied land shall be handed over to Haryana Urban Development Authority (HUDA) by the applicant for providing community facilities and open spaces as earmarked by the department for composite planning of the area, the spokesman said.
The department will fix a cut-off date for submitting applications for grant of licence in the High Density Zones of various Development plans, after which the remaining land shall be acquired by HUDA, he said adding, however, HUDA will also earmark twenty percent of the acquired land for community facilities and open space.
Expenditure on creation of community facilities and open spaces would be borne pro-rata by HUDA and colonisers, he added.
