Garden homes turn affordable

Customised garden houses can be a reality sans deep pockets with fully furnished bungalows available at Rs 2.25 lakh (exclusive of the land cost) as part of the first compact garden house venture by Avee & A ssociates "" Upavan.
 
A total of 100 acres of land in Sonarpur has been acquired by the company to launch this project and its subsequent phase Tapavan.
 
The customised compact garden houses will have a built up area of 500 sq ft and one has to buy a minimum land area of 2 cottahs at a rate of Rs 18,000 per cottah, said Atreyee Banerjee, entrepreneur and promoter of Avee & Associates.
 
A total of 50 acres out of the total area of 100 acres will be utilised for Upavan and seven acres of land has already been allotted. The fully furnished bungalow will have furnished drawing cum dining room, fully equipped kitchenette with burner, utensils and crockery and all sort of electrical fittings, explained Banerjee.
 
Alternatively the buyers could also consult the company's architect for further customisation and planning, pointed out Banerjee.
 
The registration would be done when the first installment has been handed over and the rest can be paid in monthly instalments, interest free till a period of two years.
 
The second phase Tapovan comprising 50 acres would be a residential cum commercial complex at Sonarpur, strategically located 20 minutes away from Park Circus, Ballygunge and Garia connectors.
 
The price for residential plots on a 3 cottah structure has been priced at Rs 24,000 per cottah which could be paid in monthly instalments of Rs 3000 and for one bigha structure at the same rate could be paid in 48 monthly instalments of Rs 10,000.
 
Banerjee explained that for 300 sq ft commercial plots at a rate of Rs 150 per sq ft is payable in 30 monthly instalments of Rs 1500.
 
In addition to this there are various other packages for varied commercial deals comprising rates for construction and land cost depending on the project area.
 
Future projects include The Roof at New Town, Rajerhat.
 
The company has also set up a legal cell with various well known lawyers to provide consultation regarding various real estate purchase and sale related problems for a fee, Banerjee concluded.
