He is part a motivational orator, a multi-linguistic author, a brown belt in Kung-Fu and an avid reader. |
This 34-year-old entrepreneur began his career as a marketing manager in Sreemitra group. Eleven years later, he is now the executive director of the group. It is under his active participation that the group ventured into real estate business with its maiden group-housing project 'Indraprasta' with a modest working capital of Rs 20 lakh in 1994. It has now 15 ventures with a total investment of Rs 120 crore to its credit. |
Kiron is highly qualified too. He has an MBA from St Petersburg University and holds a post graduate degree in commerce, a Bachelor's in Law from Kakatiya University, a PG diploma holder in public relations from Ambedkar University and a diploma holder in computer and commercial practice from Polytechnic, Adilabad. |
On his dream projects, Kiron says, "Without leaps of imagination or dreaming, we lose the excitement of possibilities. Dreaming, after all, is a form of planning. I dreamt of Mount Vegas, a Rs 15-crore township, I dreamt of Mount Opera, a Rs 15-crore multi theme park on the outskirts of the city. Both became a reality. Now I am planning to come up with a Rs 150-crore 'Digital City' wherein everything will be digitally-monitored. The project will be completed by 2007. My biggest dream project will be a Rs 5,000 crore 'Synchronised City' on a 2,000-acre land where you will have everything including government colleges, offices, hospitals, universities etc." |
"Since this project involves huge investments, we will go in for venture capital funding apart from making the land owners the stakeholders. We are already in talks with some landlords, and the project will be completed in 10 years time," Kiron says. He, however, refused to divulge the location. |
Kiron believes that the neophyte real estate professionals should strive to stay abreast of the business trends, the latest technology and the existing or proposed zoning regulations. |
"Since retention is more important than recruitment, I take special interest in organising technical workshops and seminars on various subjects so that the marketing force can stay ahead of competition," says Kiron. |
Kiron has authored Medha, a first-of-its-kind book on the unorganised real estate industry. It features profiles of various customers and their desires. He also authored a motivational book titled Claim your Time. |
At present, he is busy penning a 400-page book on real estate. "While many books address a business, this book will act as a comprehensive resource loaded with advice and helpful tips touching minute details of the real estate business, and teaches the customer how to make a smart move before investing in a flat or a plot," Kiron says. |
Kiron also suggests some remedial measures to protect the Indian real estate sector from the ills plaguing which encourage the mafia to enter the business. For this, he proposes ways for the real estate business to get an industry status. |
"All the government departments including the revenue, registration, social forestry, municipal corporations etc should adopt a single window policy for a transparent system in real estate.If the systems are perfected, it will yield tremendous assured income to the government. It will also help the common man acquire a residential plot at a reasonable price, without any hassle. In the present system, there is a lot of scope for corruption. The government should consult professional real estate entrepreneurs while formulating the rules, This will, to some extent, end the impasse," he says. |
