Srishti Welfare Society has not only taken a keen interest in construction and housing, but excelled at it. Radhieka Pandeya visits Noida for proof and comes away feeling satisfied.
 
Neat, is one word that befits a first floor, three-bedroom flat of Parsvnath's Prestige II in Noida's sector 93A. But that could be attributed to the newness of the flat. Then again, it could also be attributed to the flat's artist "" the Srishti Welfare Society.
 
Having achieved success in their first venture, the Sanskriti School in Delhi, the society has embarked on creating housing complexes that would further cement their contributions to the society they take from.
 
Srishti's interest in construction and housing stems from a two-point goal "" funding their ambitious project of starting a vocational training institute besides providing its members and their family and friends with a safe and secure habitat that resembles a huge family of like-minded people. The outcome is Srishti I, also known as Prestige II, for which the society tied up with Parsvnath Developers.
 
Under the deal, Srishti was given a separate enclave of eight towers designed to suit the needs and tastes of potential buyers at a special price with a waiver of brokerage since there was none involved. The singular condition being that every buyer would be carefully screened and selected by Srishti.
 
"The idea is to keep neighbourhoods congenial and with known faces," explains Ira Pande, secretary, Srishti Welfare Society. So while Prestige II has been constructed by Parsvnath, its concept and design has been the brainchild of women behind Srishti Welfare.
 
Well thought out, Srishti has maintained a fine balance of space, luxury and necessity in its flats leaving ample room for occupant preference. Every tower has a range of three bedroom flats with a built-in area of 2,162 sq ft, 2,181 sq ft, 2,917 sq ft and a penthouse on the top floor.
 
While the two smaller sized flats comprise three en-suite bedrooms, an en-suite study, dining, drawing, kitchen and a box room, the bigger flats have larger toilets, an additional pooja room, open kitchen and a servant room with WC. The flats have three separate balconies, of which one compliments the master bedroom. Two towers have two-bedroom flats with a built-in area of 1,406 sq ft and 1,569 sq ft. Buyers have been given the flexibility of choosing from marble, vitrified tile and wooden flooring.
 
The kitchen comes with a polished granite worktop and teak wood has been used for windows and doors. Broadband connectivity is an added advantage while Srishti has attempted to take its contribution one step ahead through installation of a water harvesting plant.
 
The entire housing complex is interspersed with green patches and play areas with a huge landscaped lawn, club house, gymnasium, amphitheatre and swimming pool in the central enclosure surrounded by the towers with basement parking.
 
Sold at Rs 1,630 per sq ft, the flat prices have already doubled and all of the 220 flats bear the "sold" tag. The clientele is a healthy mix of professionals from all walks of life "" defence services, media and administrative service.
 
The tremendous response to the first project has encouraged Srishti to launch Srishti II and Srishti III. Though Srishti III is still in the initial stages of planning at Greater Noida, Srishti II is already witnessing construction at Indirapuram by Shipra "" the people behind the Shipra Mall and Shipra Sun City.
 
Srishti II, in fact, prides itself in being designed by Hafeez Contractor, one of the country's leading architects... an obvious reason why the complex is already carrying a waiting list. Srishti III is already being offered to corporate personnel attached to banks and PSUs.
 
At its housing complexes, Srishti's concept has been simple ""occupants should be part of a known community with Srishti providing an environment that can nurture their quality of life. And perhaps this endeavor will levitate Srishti's greater cause "" to become an accomplishment for those who want to enhance their way of living.
