Orissa-based SJ Developers and North Indian real estate major Ashiana Homes have launched a high-end joint venture residential and commercial project here.

The project, "Royal Lagoon", touts eco-friendly community living spread over 8.5 acres of land and consists of nine multi-storied independent towers of 14 floors having two, three and four-BHK flat options, as well as penthouses.

"Royal Lagoon is certainly going to be a landmark project in Bhubaneswar. Located close to the Info-city and fast developing Patia area right on a 200 ft city road, the project is drawing good response," according to SJ Developers Managing Director Debidutta Mishra.

Stating that the project would transform the style of living in Orissa, Rohit Raj Modi, the Director of Ashiana Homes, said they have a long-term vision for the state, with plans to operate in places other than Bhubaneswar to deliver middle income and low income housing.

Ashiana, having delivered over 3,000 apartments, has been supported by leading banks and housing finance institutions in all its endeavours, he said, adding that Ashiana has proven project management ability to deliver projects on time with stress on high engineering skills.

The project, billed as the first of its kind in Bhubaneswar, has premium amenities with strong infrastructural development and is located around magnificent green landscaped gardens and a water body, another Ashiana Homes Director, Mayank Raj Modi, said.

A premium residential club with a modern spa, swimming pool, gymnasium, auio-visual room for senior citizens, squash court, indoor games, tennis and cricket pitch and coffee shops compliment the pristine living environment, he said, adding that a walk-in shopping mall would be another feature.

"We have planned a mall of two lakh square feet for the convenience of shopping and option of business park-cum-service apartments," according to SJ Developers Director Matrudutta Mishra.

Apart from yoga pavilions, a sewage treatment plant and golf cart services, there would be 24-hour ambulance services and a hospital tie up, he said.
