Bopal beckons home buyers

Although located in the outskirts of the city, Bopal has witnessed a steep rise in the real estate prices with the new Sardar Patel Ring Road coming up.
Just 16 kms away from the city, Bopal offers real estate properties in a clean and green environment.
"Demand for flats has gone up in the last six months. With better infrastructure coming up, people prefer to own a flat at pollution-free Bopal than in the polluted Ahmedabad," Kishan Singh, general manager, (sales and marketing), Labh Construction Ltd, Ahmedabad, said.
Labh is coming up with a township, Sun City, in an area of 30 acres with more than 1,500 flats. The town ship, expected to be completed within two years, has temples, schools, banks, hospitals, supermarkets, clubs, restaurants and multiplexes.
The estimated cost of the project is around Rs 80 crore. "More than 500 flats are already being sold out and the remaining are expected to be booked within two years," Singh said.
At Sun City, one can buy a two-bed room luxurious flat for Rs five lakh, while bungalows cost between Rs 15 lakh and Rs 25 lakh.
"At Bopal, one can buy bungalows at the cost of flats in Ahmedabad," said Kalpesh Modi, partner of Shreenath Developers.
Shreenath Developers is coming up with their project 'Bopal 444', expected to be completed by the end of the next financial year.
The project 'Bopal 444; comprises total 58 bungalows. Bungalows at 'Bopal 444' costs between Rs 18 lakh and Rs 30 lakh.
"Demand for flats at Bopal has gone up because of the roads and the infrastructural development in the recent years. Moreover its takes only 15 minutes to drive to the city," Modi said.
More than 30 builders and real estate developers are working on more than 50 projects in Bopal and all the properties are expected to be completed within two years.
Recently, Sahara Housing has done its 'bhoomi poojan' for its mega town-ship at Bopal, which is expected to accommodate more than 3,000 families.
The township will spread across more than 100 acres of land and the cost of the project is expected around Rs 450 crore.
