Tamil Nadu Police Thursday requested people seeking to buy landed property to conduct due diligence checks prior to the purchase to avoid losses. The advice came as two people were arrested for grabbing property.

In a statement here, Chennai police said those who were buying landed property "must identify original property owners, and verify the genuineness of the documents with the concerned SRO (sub-registrar offices)" before proceeding further.

The city police Thursday arrested two people - A. Malaisamy and A. Althaf - for grabbing J.Carmal Periya Nayagaraj's property here.

According to the police, Malaisamy and Althaf got the title deed of Nayagaraj's property mortgaged with a lender.

Malaisamy, who had the power of attorney given by Nayagaraj for a brief period in 2008, then executed the sale deed for the property in favour of Althaf Nov 3, 2008, and registered the same in a sub-registrar's office.

Meanwhile, Nayagaraj got a direction from the Madras High Court and a case was registered by the police June 5, 2013. During investigations, it was found that both the accused - Malaisamy and Althaf - had criminally conspired to grab the property.
