7 major cities see 305k apartments sale worth Rs 5.10 trn in 2024: Report

India's seven major primary housing markets are estimated to see sales of 3.05 lakh apartments worth Rs 5.10 lakh crore during the current calendar year, according to JLL India. These seven cities are Delhi-NCR, Mumbai, Kolkata, Chennai, Bengaluru, Pune and Hyderabad. "At the end of 2024, over 300,000 homes worth Rs 510,000 crore of homes across 485 million sq ft are expected to be sold," real estate consultant JLL India said in a statement on Wednesday. Housing sales have remained healthy and hit a new nine-month (January-September) peak in 2024 with close to 230,000 homes sold across the top seven cities worth Rs 380,000 crore sold during this period, it added. With the festive season coinciding with the fourth quarter and housing demand expected to remain strong, JLL India said it expects sales for the Oct-Dec 2024 quarter to potentially match or exceed the trailing three-quarter average of over 75,000 units, taking the full-year sales to about 305,000 units. New supply of homes fall 38% across top 8 cities in Jan-Mar: PropEquity

New supply of affordable homes -- priced up to Rs 60 lakh each, declined 38 per cent across eight major cities to 33,420 units during January-March this year, with builders focusing on developing luxury flats, according to PropEquity. Real estate data analytic firm PropEquity attributed the fall in new supply to sharp rise in land and construction costs, which has made development of affordable housing projects less profitable or unviable. According to PropEquity data, the fresh supply of homes, up to Rs 60 lakh each, stood at 33,420 units during January-March 2024 across top eight cities, as against 53,818 units in the year-ago period. These eight cities are -- Delhi-NCR, Mumbai Metropolitan Region (MMR), Bengaluru, Hyderabad, Chennai, Kolkata, Pune and Ahmedabad. Sales of apartments in Jan-Sep rise 21% to 196,227 units: JLL report

Sales of apartments during the January-September period went up 21 per cent year-on-year to 1,96,227 units across seven major cities on better demand, according to property consultant JLL India. As many as 1,61,575 units were sold in the same period last year. Sales of apartments in January-September period of this year have already touched 91 per cent of 2022 annual sales. "With the onset of the festive season, robust sales are expected in the upcoming quarter and as a result, annual sales in 2023 are expected to surpass sales of 215,000 units recorded in the previous year," JLL India said in a statement on Monday. Across seven major cities, new launches of apartments also rose 21 per cent to 2,23,905 units during the first nine months of 2023 from 1,84,317 units in the year-ago period.
