Tata Realty and Infrastructure Ltd (TRIL) has bought over 1.02 lakh square metres of land in Bengaluru from Graphite India Ltd for Rs 986 crore. In a regulatory filing earlier this week, Graphite India said that a committee of directors approved a proposal to sell 1,02,349.33 square metres of land in Bengaluru for an aggregate consideration of Rs 986.13 crore to TRIL's two subsidiaries TRIL Bengaluru Real Estate Five Ltd and TRIL Bengaluru Real Estate Six Ltd. The land has been sold, along with the structures standing thereon having an aggregate built-up area of 12,674 square feet, the filing said. The company received the entire consideration on August 7, and the registration process was also completed on the same day. TRIL is a 100 per cent subsidiary of Tata Sons. Tata Realty on Monday said it has partnered with Tabreed to install cooling infrastructure at its commercial complex in Gurugram, Haryana. Tabreed, a leading global cooling utility player, has signed an agreement with Tata Realty to implement its first Cooling as a Service (CaaS) project in India. This will be implemented in Tata Realty's Intellion Park project, a 3.5-million square feet IT SEZ development in Gurugram. According to a statement, Tabreed will acquire Intellion Park's existing cooling infrastructure and undertake greenfield expansion to increase cooling capacity. Tabreed will invest up to Rs 100 crore in its first project to provide cooling services for a 30-year concession period, a company statement said. The development of real estate projects in India is becoming unviable due to high cost of land, capital and construction, along with other economic uncertainties, said Sanjay Dutt, MD & CEO of Tata Realty and Infrastructure Ltd. Dutt, who also heads Tata Housing, said the government as well as judiciary should hold accountable all stakeholders that are involved in approval and development of real estate project to make things easier. Real estate projects are on the verge of becoming unviable, he remarked. When asked about the factors making projects unviable, Dutt pointed out, "Real estate requires a lot of capital in India, first of all to acquire land. In major cities such as NCR, Mumbai and Bengaluru, it (land cost) is almost 50 per cent to 80-85 per cent of the project cost."
