Leasing of warehousing spaces in three major southern cities -- Bengaluru, Hyderabad, and Chennai -- fell 5 per cent to 10.2 million square feet during the last year on subdued demand, according to Vestian. During the 2022 calendar year, the total leasing of warehousing space in these three cities stood at 10.7 million square feet. Third-party logistics firms, engineering & manufacturing companies, and e-commerce players take warehousing spaces on lease and are major demand drivers. Real estate consultant Vestian data showed that the share of these three southern cities fell to 27 per cent in 2023 from 34 per cent in the previous year. Across seven major cities, the leasing of warehousing and logistics spaces grew 21 per cent to 37.8 million square feet in 2023 from 31.2 million square feet in the previous year. US-based Panattoni, a global leader in industrial and logistics real estate development, will invest Rs 110 crore by March 2025 to develop a warehouse park in Delhi-NCR, its first project in the Indian market. In July last year, Panattoni announced its foray into India and said the company would invest USD 200 million to develop four industrial and logistics parks as it seeks to tap the growing demand for warehousing spaces across major cities. On Tuesday, the company announced its inaugural project in India with the Phase 1 launch of 'Panattoni Park NH71' in Delhi-NCR. "We have acquired 17-acre land to develop our first project in Delhi-NCR. The construction work will start in the first quarter of the next calendar year. Monthly average rental of quality warehousing space in Delhi-NCR rose 19.9 per cent in the first six months of this year, according to a report by realtors body Credai and data analytics firm CRE Matrix. In their joint report released on Thursday, Credai and CRE Matrix highlighted that the Grade-A warehousing stock crossed 163 million square feet in the first half of 2023, owing to rapid industrial growth. During January-June period, the demand for Grade A warehousing space stood at 13 million square feet, whereas supply stood at 9.4 million square feet across six major cities. The vacancy level stood at a mere 8.8 per cent at the end of H1 2023, from the previous 10.5 per cent in the year-ago period. Integrated fund and development management platform Welspun One on Wednesday said it will set an in-city warehousing facility in Thane with an outlay of around Rs 600 crore. The facility is strategically located in close proximity to the prime eastern suburbs of Thane and Mulund and the eastern express highway, as per the company. This marks the first deployment of Welspun One Logistics Parks Fund 2, a category II AIF vehicle, which has secured commitments of Rs 1,500-crore out of a target raise of Rs 2,000-crore to date, the company said. The Thane project, which entails a project outlay of approximately Rs 600-crore, will include dedicated docks, dust-free parking bays, vertical transportation facilities, among others, it said. Prakhhyat Group on Monday said it has partnered with a fund managed by Morgan Stanley Real Estate Investing to develop a warehousing project at Bhiwandi near Mumbai. The company did not disclose the amount of investment by Morgan Stanley Real Estate Investing (MSREI) but sources said it is around Rs 300 crore. Prakhyat Group will develop a 0.7 million square feet Grade A warehousing space at its K Square Logistics Park in Bhiwandi, the company said in a statement. This marks MSREI's entry in the Bhiwandi sub-market of Mumbai. With this, MSREI has invested in over 5.6 million sq ft of logistics assets across the country, it added. The company also announced the opening of its "green shoe" option to raise an additional Rs 1,000 crore. The potential corpus could reach Rs 2,000 crore upon completion of the green shoe option, which would rank it among the largest in the domestic real estate alternatives space, WOLP said in a statement. The plan entails an overall investment outlay of over Rs 8,000 crore, which will propel Welspun One to an Assets under management (AUM) of USD 1 billion, it said.
